The 2023-2024 Plan
$6.8 Million
◼ Building/Contractor Costs $10,000,000 - 54%
◼ Direct Project Costs $4,600,000 - 25%
◼ Habitat Support Costs $3,400,000 – 18%
◼ Land & Site Prep $335,000 - 2%
◼ Transaction Fees $275,000 - 1%
The Need
Nearly 40 percent of Michigan families cannot afford a modest home. Families with median incomes, once the core of the “starter home” market, have been priced out of homeownership. Things are even more difficult in Grand Traverse, Kalkaska, and Leelanau counties, where most middle-income families are priced out of the market entirely.
Community Wide Impact
Unattainable homeownership impacts everyone in the community, including those who can afford a home. When there are no homes working people move away.
- Lack of qualified employees
- Young professionals priced out of the market
- Businesses closed or hours reduced due to lack of staff
- Longer waits for services like auto, HVAC, plumbing or electrical service
- Hospitals and medical offices have trouble recruiting qualified staff
